Are these kits?
The playhouses come as 10 to 20 pre-fabricated panels which fasten together. Panels are already painted, shingled, doors and windows hung. Assembly takes two men 4-8 hrs. No carpentry experience is necessary. Customers can choose to assemble themselves, contract with their own handyman, or arrange installation through an authorized dealer.

What kind of foundation is necessary?
The playhouses come with a pressure treated base much like that of a house deck. It is constructed of a 2x4 frame with decking. The base should be set on small concrete pads or stepping stones which are not provided but available at most building centers. One is needed for each corner. A small percentage of customers pour a concrete pad as a foundation. This is not necessary but does provide a more permanent installation.

How long until I can receive the playhouse?
Lead time varies with the season and the playhouse model. Generally processing requires 2-4 weeks plus shipping. The months of May, June and July may require additional time. If a specific date is requested which is earlier than the specified lead time, please check with Lilliput. We can sometimes accommodate rush orders.

What are the recommended ages?
Generally we recommend from 2 to 10 years of age. However each child's imagination and play habits are different.

Can I change the paint colors?
Standard paint colors are as presented in the Lilliput Play Houses Catalog. Colors may be substituted between playhouse models at no charge. Playhouses are always painted in the two or three color schemes shown. Interior wall colors are always the same as the exterior siding. Selection of any color outside of those shown in the catalog constitutes a custom color charge. A chart of available colors can be obtained from your Lilliput representative. Lilliput Play Houses can match any major paint manufacturer's color.

Can the size of the playhouses be increased?
The sizes of all playhouses can be increased. However, because of construction, shipping and installation limitations, we prefer not to build any part over 8' long. It is not unusual for any standard 6'x 8' house to be increased to 8'x 8'. Any additional size requirements would be met by adding an additional "room" (similar to the floor plan of the Cotton Candy Manor). Additional costs can be determined by taking the square footage being added multiplied by the "Base increase" price indicated on the price list.

Are the windows operable?
All standard 12"x20" and 12"x16" rectangular windows open. Arched or palladium windows do not open. Removable screens are provided with every operable window.

Are the playhouses waterproof?
When assembled properly they do not leak. However the doors are not completely watertight, and a wind driven rain may bring a trickle of water in the house.

What kind of maintenance is needed?
Lilliput Play Houses recommends cleaning all surfaces one to two times per year with a mild detergent and/or bleach (to kill mildew) solution. The house will require repainting in approximately 5-7 years, depending on climate.

Can electricity be added?
Because of different codes and requirements in various areas of the country, lights and electricity are best added after assembly by a registered electrician.

Can the playhouse be relocated if I move?
The playhouses can be disassembled and moved across the yard or across the country at any time. Some models can be moved in one piece with the appropriate equipment.

Does the playhouse require a building permit?
All municipalities have different ordinances regarding backyard structures. Because the playhouses are not anchored to the ground and can be disassembled and moved at any time, most municipalities view the houses as a temporary structure not requiring a building permit. However, we recommend checking with your local building inspector and homeowner's association before installation.

What is the warranty on the playhouses?
Once the house is constructed there are very few warranty requests. The warranty below is included on the price list.

WARRANTY: Our concern for building a quality playhouse is backed by our warranty. We warrant our homes for a period of one year from the date of purchase to repair or replace, at our option, any part defective in materials or workmanship. This warranty specifically excludes any labor incurred for replacement. We disclaim liability for any customer alterations, repairs or assembly, normal wear and tear, or damages resulting from misuse or abuse. The purchaser is responsible for choosing a structure appropriate for the developmental levels of the children who will use it. Routine inspections, preventative maintenance and play supervision are the responsibility of the purchaser to ensure a hazard free play environment. This warranty excludes any incidental and consequential damages so the above limitation or exclusion may not apply to you. We reserve the right to improve, alter, or discontinue specifications and designs without notice.
